Info for Residents

Annual Fees

  • Home Owners Association (HOA) yearly fees are $80.50 per household. These fees help pay for such things as insurance, common grounds maintainance, and other incidentals. Association fees are due by March 28th. Fee notices are typically mailed out to homeowners in early February.

 

Community Communications & Meetings

 

  • All community communication is done by email so it is important that the HOA has a resident's email address. You can be added to the email list by sending your contact information to info@sandridgehoa.com.
  • The HOA issues the SHOA Newsletter at least once annually but usually 3-4 times per year. The Newsletter is used to announce Homeowner Meetings and elections, publish the financial position of the Association, and communicate other issues of interest to the residents of Sandridge. The newsletter is distributed by email only. If you are a resident, you can request a copy of the newsletter by contacting Terry Starks (terrywstarks0001@gmail.com).
  • Community News Flashes are also distributed by the Street Reps on an as needed basis. These are typically short announcements that act as reminders of special events or communicate other time sensitive information.
  • Home Owners Association meetings are held at least once a year but normally quarterly, typically from 7:00pm to 8:30 pm, Monday evenings. Exact dates are noted in the Quarterly newsletter and on this website, and meeting signs are posted at the entrances to the development on the day of meetings. Common Grounds

  • The community owns two common areas. Common Grounds 1 is the wooded area behind the residences bounded by Christiana, Evesboro, and Innkeeper. Common Grounds 2 is a mostly open area near the intersction of Innkeeper and Hatboro.
  • The common grounds are open to all residents.
  • While attempts are made to keep the areas clean and maintained, both have been known to have poison ivy in some locations (despite repeated efforts to eliminate it), so use caution.
  • Dumping anything in either common grounds is strictly prohibited.
  • If walking a pet in the common grounds, please pick up after them as you would within the rest of the community.

 

Trash Removal & Recycling

  • Friday's are trash day in Sandridge. Three different county contractors crews service the community, one for trash, one for recyclables, and one for yard waste. All three typically come through the community between 6am and 8am, so most residents put everything out on the curb thursday evenings.
  • The county provides free recycle bins to all residents. If your in need of a recyle bin, information can be found at www.aacounty.org (residents are responsible to provide their own garbage cans).
  • For yard waste, place in a garbage bag and mark the bag with a large "X" to differentiate it from regular house waste. No Plastic bags are accepted.
  • Once a year, SHOA sponsors a community clean-up day (which is actually 2-3 days long). The county provides a large waste bin that residents can use to get rid of large waste items without having to go to the county dump. Volunteers also take this time to help clean up the common areas in the community. Details regarding Clean-up days can be found in the quarterly newsletters and on this website.

 

Recycling Additional Guidelines

  • Plastic grocery bags, potato chip bags, bread bags, cellophane wrap, and sandwich bags are not curbside recyclable, but can be recycled at the grocery store, but only if they are clean and dry.

  • Contaminated cardboard boxes (e.g. boxes that contain grease, oil, etc.) should be thrown in the trash, only clean cardboard should be recycled. (e.g. Top of Pizza boxes is okay).
  • Canned good don't have to be washed out and labels can be left on.

Snow Removal

  • The county is responsible for snow removal within our development. However, county trucks take care of side streets like ours, only after all of the main streets have been cleared. Our insurance company has advised us that hiring a  private snow removal firm to augment county services will incur liability for any damage to personal or county property therefore we have no choice but to wait for county snow removal. Residents are requested if possible, to park vehicles off the streets prior to an expected snow event to make it easier for the plows to fully clear the streets.
  • Residents are responsible for clearing their own driveways and for clearing the sidewalks adjacent to their home.

 

Social Events

  • In past years, the community has sponsored a yearly summer picnic or ice cream social within the common grounds. The determination of whether a social event will be held in a given year is typically voted on by the residents at the first or second quarterly meeting of the year. If a social event is to be held, it will be announced in the quarterly newsletter or a community news flash. On the day of the event, notice boards will be placed at the entrances to the development to remind residents.

Safety

  • The issue of cars speeding through the development has been brought up time and time again. At one point, the Association considered having speed bumps installed at certain locations within the community. As part of that effort, the County conducted a traffic study and determined that the amount of traffic in the development was insufficient to justify the addition speed bumps. Since the county owns the roads in Sandridge, speed bumps are not an option, even if the Association were to offer to pay for them.
  • In the past, the Association has also hired off-duty police officers to patrol the community from time-to-time to deter speeding, vandelism, and other nuisances. As a general rule, this approach was found to be expensive, and was not considered the most efficient use of Association funds.

 

Solicitation

  • The Association has posted non-solicitation signs at the entrance to the community. Door-to-door solicitors are supposed to honor this pronouncement and not solicit within the community, though this often is not the case. If you are getting unwelcome solicitations, try reminding them that the neighborhood is a posted area and they should not be practicing their trade in Sandridge.
